Inspection Day

Well, we got the inspection done today. The verdict:

- needs a carbon monoxide detector (what, $5?--the seller will be fined $50,000 by the state if they don't put one in. )
- may need a new breaker box 'cause it doesn't have a univeral breaker, or it may just need a breaker put in.
-may need some serious plumbing work, or it may just need the pipes cleaned (cross your fingers!) -- the water pressure isn't very good. It works, but not well. 'Specially in the shower.
- needs the gutter nails tapped back in, but not a big deal for someone with a ladder and a hammer.

Everything else is just maintenance stuff we should do eventually, like rerouting the gutter pipes or whatever.

Annnywho, its not bad for an 80 year old house, but we're hoping the pipes will just need cleaning. Replacing all the pipes would be a pain. :-( Also, the seller's agent is being a pain. Our agent called him, and he acted like we were trumping up the low-pressure thing. "Well, this old lady lived there for soooo long!" Pssh. Our inspector told us! But we don't have to talk to him. Bwahaha! A plumber will be coming to the house to do a free estimate this weekend. Maybe an electrician, too.

Ahh... other stuff about the house. The downstairs coat closet is huge! The kitchen isn't very big, but its got a pantry, so its bigger than what we've got now. There's lotsa closet space upstairs, especially in the office. There's also storage in the garage for anything that doesn't need climate control. Like, erm, soil. So! The house is about 1200 sq. ft. The wallpaper will be coming down, yessir, and the upstairs will be repainted. But that shouldn't cost must. We might paint the foundation stones, too, but that's not our first priority.
